Industrial Warehouse — Box Gutter Liquid Rubber Lining
HBS200 liquid rubber lining for deteriorated box gutters on a live industrial warehouse. Preparation, access and application approach.
This is an illustrative scenario representing a typical project type. It does not describe a specific completed contract, named client, confirmed contract value or guaranteed outcome.
Project Context
A large logistics warehouse (approx. 8,000m² footprint) with a traditional parapet and box gutter system running around the building perimeter. The gutters are failing — rusted seams, deteriorated bitumen sealant, water pooling and internal gutter guttering leaking into internal wall cavities.
The building is in constant use for logistics operations; access is constrained to off-peak hours. Gutter replacement would require crane work, removal of old metalwork and weeks of disruption. The FM team require a fast, non-invasive lining approach that avoids structural work.
System Selection: HBS200
HBS200 (hand-applied liquid rubber) is specified for this project because:
- In-situ lining: applied directly into the existing gutter — no removal of metalwork required.
- Hand-applied: allows detailed work in constrained spaces, around fixing points and penetrations.
- Minimal access requirement: can be applied from within the gutter space; no external scaffolding or crane needed.
- Waterproof bond: creates a seamless, fully bonded liner inside the gutter cavity.
- Rapid cure: no hot-work equipment required; can be applied during off-peak hours without fire risk.
- Cost-effective: significantly cheaper than metal gutter replacement.
Access & Preparation
The gutter lining is scheduled for application in the early morning (6am–2pm) to minimise disruption to logistics operations:
- • Mobile elevated work platform (MEWP) positioned along the gutter line.
- • Gutter interior swept, debris cleared and power-cleaned.
- • Any standing water is drained; surfaces left to dry for minimum 2 hours.
- • Deteriorated bitumen sealant scraped back; gutter metal primed with specialist primer to ensure HBS200 bond.
HBS200 is then applied in two coats (typically 800µm–1mm nominal dry film thickness) directly into the gutter, working around fixing bolts, seams and penetrations. Hand application allows full detail coverage. Full foot traffic is safe within 4 hours; the gutter is fully operational immediately.
Outcome & Warranty
Upon completion, a 15-year gutter lining warranty is issued covering material and application. Key post-application care includes:
- • Gutter to be cleared of debris (leaves, moss) at least twice per year.
- • Downpipe strainers fitted to prevent blockages downstream.
- • Any localised damage (punctures, cuts) to be reported and patched immediately.
The liquid rubber liner extends the gutter life by 15+ years, avoiding the need for metal replacement for that period. In-situ application means no disruption to operations and minimal specialist labour cost.
