Why TopSpray35

Commercial Cladding Refurbishment & Restoration for Failing Roof Coatings

TopSpray35 is the Prokol protective topcoat specified for commercial cladding refurbishment and commercial cladding restoration — restoring faded, chalking and weathered metal cladding and roofing to a specified RAL colour while sealing the building envelope against UV degradation, cut-edge corrosion and further coating breakdown. Specified and supplied by Forti Nova for commercial roof refurbishments where the existing substrate is structurally sound but the surface has failed.

TopSpray35 is a confirmed system response to failing roof coatings, roof coating failure and roof coating defects on profiled metal roofs and cladding — peeling and delamination, UV chalk, colour fade, cut-edge corrosion and surface breakdown. Where substrate assessment confirms the deck remains sound, TopSpray35 is applied over the manufacturer-approved primer and build-up to restore the protective envelope without full roof replacement. It is not a repair for structural failure, active leaks without a waterproofing base, or delaminating coatings the new system cannot bond to.

What it is

What is TopSpray35?

TopSpray35 is a two-component aliphatic polyurethane protective topcoat used over suitable polyurea, polyurethane, epoxy, concrete and steel systems. It provides UV-stable, weather-resistant protection for commercial metal roof and cladding refurbishment. It is a protective layer within a complete system — not a standalone waterproofing membrane.

What it is used for

What is TopSpray35 used for?

UV-stable weather protection and lifecycle extension for metal roofs, cladding, and prepared polyurea, concrete and steel substrates within a confirmed project-specific coating system.

What it is not

What is TopSpray35 not designed to do?

It is not a standalone waterproofing membrane, repair compound, primer, traffic-bearing system by default, universal cladding system or universal chemical-resistant lining.

Warranty position

What warranty applies?

A 25-year manufacturer warranty is available for TopSpray35 on qualifying installations. An up-to-35-year complete-system warranty may be available on qualifying metal-roof or cladding specifications where the exact manufacturer-approved build-up, application requirements and warranty pathway are confirmed. All warranty positions are project-specific and conditional.

Before specifying

What must be confirmed before specifying TopSpray35?

Substrate type and condition, existing system build-up compatibility, primer requirements, colour specification (RAL), and confirmation that a waterproofing base is in place where required.

Who specifies and applies

Who should specify or apply TopSpray35?

Specification by competent project professionals; application by trained approved contractors working to the confirmed system. Primer and coverage rates must be confirmed per project.

System role

What is the system role of TopSpray35?

TopSpray35 is a protective topcoat applied over suitable confirmed substrates and coating systems. It provides colour, weather and UV protection but does not waterproof independently. Where waterproofing is required, the project specification must include a compatible waterproofing system confirmed for the substrate.

Application Focus

Protection, Not Waterproofing

TopSpray35 is a UV-stable aliphatic topcoat that protects the underlying waterproofing or coating system from UV degradation and weather. It is specified for commercial metal roof and cladding refurbishment where lifecycle extension, colour restoration and long-term durability are required. It does not waterproof independently.

Metal Roof Refurbishment

UV-stable aliphatic protection over weathered metal roofing. Restores colour, protects against further UV and weather degradation, and extends asset lifecycle. Applied over suitable primers and prepared metal substrates.

Cladding Refurbishment

Industrial and commercial cladding renewal. Spray application provides speed and coverage efficiency on large elevations. Colour restoration in RAL range available, confirm at specification stage.

Over Suitable Waterproofing Membranes or Coating Systems

TopSpray35 may be applied over a suitable confirmed waterproofing membrane or coating system as the UV-stable protective topcoat layer. Where TopSpray35 is applied over a product from another manufacturer, compatibility, preparation and warranty implications must be confirmed for the exact project specification.

Concrete, Polyurea & Steel Substrates

May be applied over prepared polyurea, polyurethane, epoxy, concrete and steel systems where UV-stable surface protection is required. Substrate condition, preparation and primer must be confirmed before application.

Understanding the System Roles

Waterproofing Membrane

Where waterproofing is required, the project needs a compatible membrane or waterproofing system selected for the substrate, exposure and required build-up. TopSpray35 does not fulfil this role independently. Where TopSpray35 is applied over a waterproofing membrane or coating from another manufacturer, compatibility, preparation and warranty implications must be confirmed for the exact project specification.

TopSpray35 — Protective Topcoat

TopSpray35 is an aliphatic polyurethane protective topcoat applied over suitable confirmed substrates and coating systems. It provides colour, weather and UV protection but does not waterproof independently. Applied by airless spray at 0.15–0.30 kg/m²/layer with a minimum of two coats.

25-Year Manufacturer Warranty — Up to 35-Year Complete-System Warranty

A 25-year manufacturer warranty is available for TopSpray35 on qualifying installations. An up-to-35-year complete-system warranty may be available on qualifying metal-roof or cladding specifications where the exact manufacturer-approved build-up, substrate preparation, application requirements and warranty pathway are confirmed. All warranty positions are project-specific and conditional on substrate, preparation, system build-up, trained applicator, application records and manufacturer acceptance. Suitability & Assessment

Is TopSpray35 suitable for your project?

Suitability depends on the substrate type, existing system build-up, surface condition, contamination, drainage and whether waterproofing is required beneath. Visual inspection alone is insufficient. Substrate assessment and preparation scope must be confirmed before TopSpray35 can be correctly specified.

Assessment Required

Primer selection, substrate compatibility and preparation scope must be confirmed per project. Application requires suitable dry conditions — no application below 5°C, in rain or frost.

Potentially Suitable Applications

Subject to substrate condition, preparation, primer confirmation and system build-up assessment for the specific project.

  • Metal roofs — structurally sound, prepared, primed
  • Industrial and commercial cladding — condition assessed
  • Over suitable confirmed waterproofing membranes or coating systems — compatibility established
  • Polyurea, polyurethane and epoxy substrates — confirmed compatibility
  • Concrete and steel structures — preparation and primer confirmed
  • Colour restoration projects — RAL colour specification

Not Suitable For

  • Standalone waterproofing — a membrane must be confirmed beneath where required
  • Vehicle traffic or car park decks — use traffic-bearing system
  • Damp or wet substrates — moisture must be resolved first
  • Structurally unsound substrates — engineering repair required first
  • Silicone-contaminated surfaces — silicone must be removed
  • Application below 5°C or in rain or frost
  • Below-ground waterproofing applications

Survey Requirements

  • Substrate type and condition identification
  • Existing coating type and adhesion assessment
  • Silicone and contamination survey
  • Moisture and drainage fall assessment
  • Primer requirement confirmation per substrate

Cannot Assume Without Assessment

  • Primer requirement — varies by substrate
  • Chemical compatibility with existing coatings
  • Sub-surface moisture content
  • Drainage adequacy under operational conditions
  • Waterproofing adequacy of existing build-up

Possible Failure Indicators

Blistering after application

Possible contributing causes include elevated substrate moisture at application, which can prevent film formation and allow vapour pressure to develop beneath the coating under thermal cycling.

Required Response

Investigate and identify moisture source. Strip affected areas, allow substrate to dry to within specified limits, reconfirm substrate condition and reapply within confirmed conditions.

Progressive debonding or adhesion loss

Possible contributing causes include silicone contamination not fully identified or removed at preparation stage. Silicone contamination can prevent reliable adhesion and must be removed or otherwise addressed within the confirmed preparation specification. Inadequate primer or incorrect primer for the substrate type are also possible causes.

Required Response

Investigate adhesion loss across the substrate. Survey for silicone use and confirm preparation scope. Review primer selection for the specific substrate with the technical team.

Peeling, delamination or local coating failure

Possible contributing causes include inadequate primer adhesion, incorrect primer for the substrate, application outside the stated temperature or humidity limits, or insufficient surface preparation before application.

Required Response

Inspect affected area to determine root cause. Review application records. Confirm ambient conditions were within TDS limits and primer was correctly selected and applied for the substrate.
